We like to talk roofs, and commercial roofing on buildings generally feature flat roofs (nothing new), made with proven materials from over the years, and which are both efficient and economical.

Common Commercial Roofing Issues

Here are a few of the most common commercial roofing issues that we see throughout the Eastern Shore in Talbot County.

Lack of Maintenance

Commercial roofs that lack maintenance are the most common problem we encounter. Check your roof regularly, even if nothing major happens, such as a tree branch falling onto the roof and puncturing it. You should repair problems immediately if they are discovered.

Standing Water

A common problem with flat commercial roofs is standing water. This could be a result of an incorrect installation, past neglect, or a combination of both.

In our experience, clogged drains can easily be caused by leaves blowing onto your commercial roof, and nests being built by birds which also have a tendency to block drains.

When a roof is pitched or angled hard, it can prevent water from flowing away from drains, as can rain or condensation from air conditioners. Consequently, standing water can cause the roof to deteriorate and leak.

Inappropriate Roofing Materials

It’s also possible to cause problems by using the wrong roofing materials. It is recommended that restaurants use PVC roofs since they are resistant to grease and animal fat.

In the case of an EPDM membrane, it would begin to break down immediately after being contacted by grease. We can help guide you to the right solution.

Roofing Blow-offs

We have repaired multiple Easters Shore commercial roofs that have been damaged or blown off by wind uplift. When your building’s side is hit by the wind, it continues up to the top, causing this damage. Suction is created by the space created between the roof and the moving wind.

Roof materials that are weak are pulled away by this suction. So it’s important for roofing materials to be applied correctly and have the chance to cure completely.

Unfortunately, a common occurrence around Easton and in the larger Talbot County service area!

Pitch Pans (Pitch Pockets) and Flashing are Damaged

Pitch pans are notorious as a source of leaks and are frequently used. Roof penetrations are flashed with pitch pans

Typical examples of these are installed around gas lines, HVAC lines, and around wall edges, curbs, and anything that may be vertically protruding from the roof. Most of the time, they are constructed by using a metal box with a rubber insert.

In most cases, roof leaks are caused by improperly installed flashing.

In addition to expansion and contraction, metal flashings can be damaged by temperature changes.  When metal expands and contracts, it can be a significant amount.

As a result, a hole can form at the seam of the metal or the material itself can tear, causing a water leak.

And lastly, water can also enter under your roof due to improperly terminated flashing.

Note: Pourable sealants are necessary for the pitch pan on single-ply roof systems such as EPDM, PVC, or TPO, and pitch pans on asphalt roofs typically use asphalt cutback mastic (roofing cement).

Commercial Roofing Inspection
